The project

BAKS BAY – COASTAL LIVING IN VELIPOJË / RRJOLL

Baks Bay is a large-scale coastal development on Albania’s northern Adriatic coast, positioned between Velipojë and Rana e Hedhun.

Designed as a year-round coastal community rather than a conventional seasonal resort, Baks Bay brings together residences, hospitality, landscaped green areas, sports and wellness facilities, retail, dining and approximately 1.1 km of sandy beachfront within one integrated destination.

The wider site extends across approximately 149 hectares, including around 47 hectares dedicated to the developed coastal community and approximately 30 hectares of parkland and landscaped green areas.

RESIDENCES

Baks Bay offers a diverse selection of residential properties, ranging from studios and 1+1 apartments to larger 2+1 and 3+1 residences and penthouses.

Low-rise residential buildings are arranged around landscaped courtyards and pedestrian areas, creating a more private and comfortable residential environment while maintaining convenient access to the development’s wider amenities.

Depending on the individual property, residences may feature views towards the Adriatic Sea, landscaped courtyards or other areas within the community.

A YEAR-ROUND COASTAL COMMUNITY

Baks Bay has been planned as a destination designed to remain active throughout the year.

The masterplan integrates residential neighbourhoods with green spaces, pedestrian and cycling routes, recreational facilities, hospitality, restaurants, cafés, shops and everyday services.

Vehicle movement is largely separated from the main pedestrian environment through underground parking, helping residential courtyards, promenades and public areas remain focused on pedestrians and outdoor living.

5-STAR HOSPITALITY

A 5-star Meliá hotel forms an important part of the development, introducing international hospitality, dining and wellness services to the wider Baks Bay community.

The combination of private residences and resort-style amenities creates an environment suitable for holidays, permanent living and property ownership throughout the year.

BEACH & WATERFRONT PROMENADE

Baks Bay extends along approximately 1.1 km of sandy Adriatic coastline.

A waterfront promenade is one of the central elements of the masterplan, connecting the beach with cafés, restaurants, leisure facilities and public spaces.

GREEN AREAS & ACTIVE LIVING

Approximately 30 hectares of the wider development are dedicated to parkland and landscaped green areas.

Walking and cycling routes, landscaped courtyards and recreational spaces are integrated throughout the community.

The masterplan also includes sports and fitness facilities, swimming pools and wellness areas, supporting an active coastal lifestyle throughout the year.

RETAIL, DINING & EVERYDAY SERVICES

Approximately 30,000 m² of the development is planned for retail and lifestyle uses.

Restaurants, cafés, shops and everyday services are designed to be located within walking distance of the residential neighbourhoods, creating a convenient and integrated community.
